1、开发投资增速趋缓,新开工面积高位回落。竣工面积大幅增长。
2、土地供应总量明显增加。三旧改造用地比例增大。企业拿地意愿下降。

2014年,受市场调整影响,企业投资力度有所减缓,但由于项目的增多及投资惯性等因素,全年房地产完成开发投资额同比增长超两成。各季度呈现从快速增长到平稳增长的趋势。新开工面积高位回落,仍处于近年的较高水平,未来一至两年市场供应量仍将较为充足。竣工面积大幅增长,项目的建设速度明显加快。见图1、2,下表:

2014年,蓬江、江海区有效供应房地产用地共31块,用地面积合共103.86万平方米(约1558亩),同比增长73.1%;可建成计算容积率的建筑面积共约277.05万平方米,同比增长64.1%;成交总价44.50亿元,同比增长85.1%;折合楼面地价约为1606元/平方米,同比增长12.9%。
注:1、协议出让的土地的容积率按平均2.5计算。
2、体育中心地块、流拍地块、挂牌转让地块未计算在内。
2014年的商品房土地供应主要有以下几个特点:
1、总量同比增加七成,与2012年持平。近五年年均供应建筑面积196万平方米,明显高于年均批准预售面积(163万)和年均成交面积(139万)。
2、从供应方式来看,三旧改造(协议出让)比例约占六成,已成为一个重要的土地供应来源;从区域来看,主要集中在北新区(35%)、江海区(33%)和滨江新区(21%);从时间来看,年末(12月)推地较为集中。
3、企业拿地意愿整体下降。

2、前三季度成交量相对平稳,四季度明显增大(见图6),年初两个相对热销的项目(海逸城邦、江海碧桂园)支撑着市场,虽降温明显但整体成交量未见大幅回落。春节期间有所放缓。3至5月的市场保持不温不火,成交稳中偏淡。6月个别标杆企业(保利大都会)对新货价格进行较大幅度的调整,使市场的活跃度有所提升。新项目的普遍低开和在售项目保持较大的促销力度使得三季度购房者入市意愿有所增强。受信贷政策调整、央行降息、供应量同步放大、价格稳定等因素影响,四季度市场信心恢复,成交量明显增大。
3、全年住宅均价同比微降。(见图7、下表),房价正从2009-2011年的“单边上涨”过渡到2012至2014年的“震荡滞涨”的阶段。

4、年内住宅均价一季度止涨,二季度开始调整,三季度加速下行,四季度有所回稳。(见图8、下表)。一季度整体价格保持相对平稳,主要以结构性变化为主。二季度起部分新入市的项目出现低开,拉开了调整的序幕。均价同比仍有上涨但涨速逐月减缓。七月开始出现同比下降,在售项目的价格普遍都有不同程度的调整。三季度末迅速下探至全年的低,形成阶段性底部。四季度同比跌幅收窄,价格回稳。

截至2014年12月末,市场待售商品住宅共约14500套,同比增长57.6%。商品住宅库存消化周期为14个月左右,创历史高。其中一季度延续前几年的稳定,但二、三季度迅速拉长,四季度又有所回稳。滨江棠下区域和大面积户型的库存比例相对较高。未来2-3年内商品房潜在供应面积约494万平方米,同比下降3.9%。按近五年的年均成交面积(139万)来计算,约可消化3.6年。见下表,图9、10:

受去年同期的高基数和商品房项目的价格促销带来的冲击等因素影响,2014年存量房市场成交较为平淡,成交面积同比减少三成,在近年中处于中等稍低的位置。各月成交量未见较大起伏。见图11、12。
(八)、趋势研判
2014年,我市房地产行业跟随房地产市场调整。但在调控之下,调整较为理性,呈现政策变调、增速下滑、结构调整、库存攀升、区域分化、企业利润压缩等一系列新特征。在市场各方的积极应对,及一系列政策叠加的助力下,市场在四季度出现一些的积极的信号。全年量价整体保持稳定,风险可控。各项主要指标仍处于大致合理的区间。
展望2015年,国内外经济环境依然比较复杂和严峻,房地产市场的调整仍将继续,总体供大于求的局面短时间内难以改变,行业的发展仍存在较大的不确定性,政策刺激的可持续性也有待观察,房屋的投资属性进一步被削弱。但货币和金融政策会维持去年下半年以来的稳健偏宽松,分类调控、去行政化的政策基调延续。不动产登记制度的建立将为进一步深化改革奠定坚实的基础。预计一季度市场供求环比高位震荡回落的可能性较大。
